New Rent Control CPI is 4.8 Percent
 
On February 20, 2009, the Rental Housing Commission (RHC) published the new CPI that applies to rent controlled units.  The new CPI figure is 4.8 percent -- up from 3.4 percent for the previous “rent control” year -- and applies to rent increases that take effect between May 1, 2009 and April 30, 2010.  Thus, for elderly and disabled tenants, the maximum standard annual rent increase is 4.8 percent of the current rent.  For all other tenants, the maximum standard annual rent increase is CPI + 2%, or 6.8 percent of the current rent.  Each year, the RHC calculates the “rent control” CPI by averaging 6 bi-monthly CPI-W percentages for the Washington DC-Baltimore (DC, MD, VA, WV) Metropolitan area, as reported by the federal Bureau of Labor Statistics during the previous calendar year*.
